KB Home Stapleton Market Update: Spring 2013

kbhomesKB has launched their new “Tallgrass” series in Stapleton!  KB is nearly sold  out of their paired homes South of I-70 and they are now focused on their new collection they will sell North of I-70 starting in the Conservatory Green neighborhood of Stapleton.  I just got a chance to shoot a video of their newest model and I put it at the bottom of this post for you to check out.  I also checked out their website and it has the plans up now as well.  Click here to see the Tallgrass floor plans and base pricing.  The collection will feature 6 floor plans with their base plans ranging from 1,601 – 1,751 square feet (above grade).  The base price range is anticipated to be $298k – $312k but don’t forget that these prices will go up with lot premiums and the options selected.  I anticipate the homes to sell more in the mid to high $300k’s once its all said and done.  (we’ll see…that’s just my estimate).  This is a great series for people looking to buy in Stapleton and get a single family detached home in the mid $300k’s!  There really won’t be a lot of other detached options in that price range.  The homes are all two story, have two elevations to choose from (Farmhouse and Craftsman style), and all have 2- 3 bedrooms depending on the plan.  Basements are optional (a smart option for resale!) otherwise they will come standard with a crawl space.  All of the bedrooms are upstairs on these plans so there are no main floor masters.

This collection will be built around a courtyard, similar to what KB has done previously in Stapleton.  The first lots to be released will be at the corner of Uinta St and 49th Place and then they will continue to release clusters of homes from there.  Some of their homes are already selling so give me a call if you want the scoop on what they have available currently and where they’re going next.  They will take reservations on up-coming lots from serious pre-qualified buyers.  Based on the massive shortage of homes in the Denver area (only 6k homes on the market compared to 30k+ a few years ago!) these homes are going to move very quickly.  Pick the lot you want now rather than waiting and getting what’s left over.

KB HOME: STAPLETON MARKET UPDATE WINTER 2012

You may have seen the KB Home models just South of MLK and Uinta in Stapleton…so what’s new with KB?  I stopped by the sales office recently and spoke  with Todd and Theresa, their sales reps.  KB has some interesting things going on.  First, they are now offering a basement as an option on some of their paired homes.  I think that’s a great move, I remember hearing people say that if those had basements they would make sense but without them they felt a little small.  The basement option is $12k and it sounds like almost all the buyers are adding that option.  (The $12k is to have the basement in an unfinished state..that’s not a finished basement to be clear).  They’ve added a new floorplan called the Spruce and they still have the other floorplans they were selling in Central Park West.  Currently KB has paired homes available at 23rd and Central Park.  There are still 2 available and the cool thing about these is they have a little private park that is just for the 10 KB homes in that area to enjoy.  Of course you’re on Central Park so the busy street may turn some people off.  Note that the paired homes at this location do NOT have the basement as an option.

In addition to the paired homes at 23rd/Central Park KB is also building out at Bluff Lake.  There they have one Cypress model that will be deliverable in March 2013.  It is priced in the mid $200k’s , does not have a basement, selections have been made so buyer can’t pick finishes and it has 3 beds/2.5 bathrooms.   Let me know if you want more info on what is included with this one.  It may be a good option for someone looking to get into Stapleton sooner rather than later.   In addition to that model there are 7 other available paired homes in Bluff Lake that are available and for July/August 2013 closing.  If you checked these out in the Central Park West neighborhood of Stapleton you’ll notice that in Bluff Lake they made the courtyards/green space between them larger which is nice.  In general once people make all their selections these paired home units are selling for the high $200k’s without the basement option and the very low $300k’s with the basement.  Several good things to mention that are going on in Bluff Lake.  First, a new elementary school is going to be built there and it should be open by the 2014 school year.  Walk your kids to school right around the corner!  Second, Forest City is completing the first phase of the park on 26th Avenue where it intersects with Fulton.  This will provide owners in Bluff Lake another park to walk to.  To learn more about that park click here.

KB will be joining the other builders as they move North of I-70 to Stapleton’s next neighborhood, Conservatory Green, early in 2013.  KB will not be building paired homes, it will return to building single family homes and they’ll have all new floor plans which will be exciting.  Keep an eye out for more info on that as it becomes avaialable.

KB HOME: STAPLETON UPDATE SEPT 2012

Spoke with Todd from the sales office in Stapleton today and got an update on what KB Home has to offer in the neighborhood at this point.  KB is building their paired homes in several locations within Stapleton, giving buyers a chance to get into Stapleton in the mid to high $200k’s.

If you’re looking for a quick move in there is one home available that will be ready to close as early as late September.  It’s a Willow model and it’s in Bluff Lake on Iola St priced in the high $200k’s.  Not familiar with their models…click here to check them out.

If you’re willing to wait a little longer KB has one lot left to build on in Bluff Lake right now and 46 more lots to come in the area that they are accepting reservations on at this point.  So there are quite a few to come in this area but the earlier you get a reservation the better lot you’re likely to get.

KB HOME: STAPLETON MARKET UPDATE MARCH 2012

Theresa, an experienced sales representative with KB Home in Stapleton, was nice enough to sit down and provide me with an update on what KB has going on in Stapleton.  KB is the only builder currently offering paired homes, which they’ve dubbed The Villas.  These paired homes, which are framed independently of each other, allow buyers to get a home that lives like a single family residence in Stapleton starting in the low $200′s (base price is low $200′s and buyers typically spend 15% in structural and design options).   The homes range from 1,159 sf to 1,667 sf in size.

The paired homes sales have gone really well in Central Park West and there aren’t any lots remaining in that neighborhood unfortunately.  KB has just released 10 additional paired homes in the Bluff Lake neighborhood of Stapleton (far East side), 7 of which are available at this time. 

KB is offering $2,500 in closing costs to any buyer who uses their preferred lender.
