David Weekley Homes Stapleton Market Update: Spring 2013

David Weekley Homes LogoDavid Weekley, like the rest of the builders in Stapleton, is now largely focused on selling homes in the Conservatory Green neighborhood North of I-70.   For those of you not aware Conservatory Green is Stapleton’s next neighborhood and it’s unique because its the first Stapleton neighborhood to be built North of I-70 now that the South side is nearly built out.  Check out what Weekley has to offer below and if you have questions or you’d like help finding the right Stapleton home that fits your needs my contact info is at the bottom.  Keep in mind I don’t work for any one builder in Stapleton so I can show you new or resale homes!

So what is David Weekley offering buyers in Conservatory Green?  They have two new series with all new floor plans and exteriors!

First, they have the Cottages Collection which is their detached single family series in Conservatory Green.  They have 4 new plans in this series and they range in square footage from 1,544 – 1,910.  Models are now open for you to tour located near the intersection of 49th Place and Trenton St.  For those of you following along from previous areas this is a little smaller footprint than the homes they built in Central Park West.  The base price range is from $364,990 – $398,990.  (Keep in mind you’ll also have lot premiums and optional upgrades that will increase the price)  This is a good series for someone looking to get into the area in a detached single family home that doesn’t need or want too much square footage.  My guess is some buyers, especially those wanting a little room for the kids, may find a few of these floor plans just too tight.  Click here to see the floor plans for the Cottages Collection.  The first three plans all have 3 bedrooms upstairs (on the smallest plan the 3rd bedroom is an option so it could be 2 beds + loft) and on the largest plan, known as the Mount Colombia, there is a main floor master then 2 bedrooms plus a retreat upstairs.   So if you’re looking for a main floor master this may be a good option for you.  Weekley will not be offering any ranch (one story) plans in this series.  If you’re looking for ranch style living click here to check out the post on Boulder Creek Builders who is doing a whole series of ranch plans in Conservatory Green.  The first lots to be released in this series will be along E 49th Place and along Trenton St in the SouthWest corner of the filing.    The ones along Trenton St look like they will have some nice views of the mountains, they’ll be across from a large stretch of green space and they’ll be walking distance to retail.  They do however also have a view of a commercial building with outdoor truck parking to the West but that will supposedly be somewhat shielded in the future by trees planted in the green space.  We’ll see, I’m sure some view of the commercial building and trucks will remain.

In addition to the detached homes Weekley will also be offering Paired Villas (think duplex) in Conservatory Green.  This is a new product for Weekley in the area.  The paired villa series will have two story floor plans with square footage ranging from 1,350 – 1,621.  The base prices will range from $305,990 – $340,990.   All three floor plans will include unfinished basements and 2 car garages.  The main floor on all plans consists of a great room (open living/dining/kitchen) as well as a powder room and then the bedrooms are all upstairs.  No main floor master bedrooms on these plans.  Each plan also has optional wrap around porch which I think is a really cool option that will make the floor plan live a little larger.  These plans are a good option for people looking to buy in the low to mid $300k’s in Stapleton.  To check out the floor plans for the Paired Villa Collection click here.

DAVID WEEKLEY HOMES: STAPLETON MARKET UPDATE WINTER 2012

David Weekley has 5 lots still available for sale in the Bluff Lake neighborhood of Stapleton.  Most of the homes are across from Cherry Pie Park, one of the newest pocket parks coming to Stapleton.  The 5 homes include 2 Monte Vista models, two Fraser models and one Yuma model.  One of the Fraser models will be complete in February for someone looking for a fairly quick close.  That one is priced at $404,432  and includes 1,800 sf 3 beds, 2.5 baths and a study. The basement is unfinished.  The other 4 homes have later delivery dates around March/April/May.  You can still pick finishes on those but on the one available in February the finishes have been selected.

Once Weekley is done with these 5 homes the next lots they have coming up will be in Conservatory Green north of I-70.  No familiar with Conservatory Green…check out this post I did on it recently discussing how it will be distinct from the existing Stapleton neighborhoods.

DAVID WEEKLEY HOMES: STAPLETON UPDATE SEPT 2012

Stopped by and visited with Elizabeth from the David Weekley model homes in Stapleton yesterday and go the latest scoop on what they have going on.  They are sold out of Central Park West other than the model home which is available.   Their main emphasis is in Bluff Lake right now where they have released 5 lots on 27th Avenue next to Joliet St across from the Cherry Pie Park.  Two of these are still available but not expected to last long.  They also have 12 lots available on 26th Avenue.  Between all these lots you can build the following models:  Castle Pines, Yuma, Monte Vista, Longmont or the Frasier.  A 3 bedroom Frasier model can be bought for less than $400k including all the finishes.   Not sure what the floorplans look like…click here to check them out.

The expectation is that all the Weekley lots in the current filing in Bluff Lake will be sold by year end and then they will begin to build above I-70 with the rest of the builders.  So if you want to get a Weekley South of I-70 you need to act quick.

DAVID WEEKLEY HOMES: STAPLETON MARKET UPDATE JUNE 2012

All of the builders have been selling homes in Stapleton at a brisk pace so far in 2012 and David Weekley Homes is no exception.  I stopped in to visit with Carol from their sales staff and she shared the following inventory information with me:

-  There is only one home left available with Weekley in the Central Park West (“CPW”) neighborhood of Stapleton.  The home is a “Frasier” model and it features 1,800 sf and is listed in the high $300k’s.  It’s towards the south end of CPW  just above MLK Boulevard but don’t worry townhomes will be built between the home and MLK so it won’t be next to a lot of traffic.

-  Outside of CPW Weekley will be selling lots in the Bluff Lake area of Stapleton.  They are releasing 7 lots in July in Bluff Lake and plans are not selected yet for those lots.  Buyers can get added to a list and they’ll be notified when they are available.  Shortly after that in August another 7 lots will be released in the same area. 

I think Weekley’s homes are a good value for the prices starting in the high $300k’s.  If you want a new home south of I-70 in Stapleton I wouldn’t wait long.

DAVID WEEKLEY HOMES: STAPLETON MARKET UPDATE MARCH 2012

There is recurring theme with the builders in the Central Park West neighborhood of Stapleton.  The theme is that there is not much inventory left in this neighborhood and David Weekley Homes is no exception.  Elizabeth, one of Weekley’s helpful Sales Representatives, and I had a chance to catch up today and talk about their inventory.  Weekley has one speculative home available on a mews and they are starting three more spec homes in the very near future.  These homes are a mixture of Frasier and Monte Vista models so if you are after one of those two models now is the time to jump on them.  (Base prices starting at $374k and $383k, respectively).  Click here to check out what their models.  If you’re interested in one of their other models they’ll all be available in the Bluff Lake neighborhood of Stapleton (think East side of Stapleton just South of Bluff Lake Nature Center).  Bluff Lake buyers will enjoy great mountain views, multiple pocket parks with themes revolving around our senses (the first park called ‘Rumble Park’ is focused on the sense of hearing), access to the Nature Center and great bike paths that will connect with the Fitzsimmons campus.  (Good area for doctors wanting to be close to work?)  Weekley is releasing 25 new home sites starting in May.  They are also excited to be able to offer their ‘Alamosa’ floor plan in Bluff Lake which features a main floor master bedroom.

I also wanted to mention JD Powers just voted David Weekley Homes in their Top 50 companies nationwide for customer service.  Pretty high praise and a testament ot the service they provide their customers.  On a more personal level my wife and I had lunch with some current David Weekley buyers last weekend and they repeated several times how impressed they were with the company, the staff and the communication they are receiving throughout the buying process.
