New Town Builders Stapleton Market Update: Spring 2013

New Town Builders LogoNew Town Builders, like most builders in Stapleton, is selling homes at a very fast pace.  In fact, there is more buyer demand now than lots available which is a good sign for the real estate market but a little frustrating for those looking to make a purchase.  Here is a quick update on what New Town is up to in Spring 2013 in Stapleton.  If you need more info or you’re looking for a local knowledgeable Realtor my contact information is at the bottom of the post.

In terms of single family detached homes New Town is currently still selling the Solaris collection in various areas of Stapleton below I-70.  Here is what they have now (keep in mind it changes very quickly so contact me for the latest):

They have 5 home sites available in the South End neighborhood of Stapleton near the intersection of 21st St and Trenton St.  In this location they have two Berkley models, two Wellshire models and 1 Montclair (main floor master) model.  Not sure what these Solaris models look like…click here to check out their floor plans on New Town’s website.  The pricing should be out any day now on these five homes.  The benefit of these lots is they are walking distance to the dog park, the community garden, Greenway Park along 26th Avenue and Fred Thomas Park.  My guess is probably a 10-12 minute walk to the 29th Ave Town Center which is nice.   These lots are across from single family homes and they are also adjacent to some Mcstain town homes as well as some future New Town town homes.

They also have 7 home sites available in the Eastbridge neighborhood North of MLK but South of the Knowledge Beginnings daycare.  Of these 7 homes there are 3 Wellshires (very popular model!), 2 Whittiers (awesome dual porch), a Berkley and a Westwood.  One potential benefit here is the homes will be walking distance to the future East Bridge Town Center as well as the Stapleton Rec Center but the downsides include the fact that no one knows when/if this town center will be built and MLK Blvd is a higher traffic street.  These homes will be buffered from MLK by other residences so they are not on MLK.

In addition to these 5 South End lots New Town Builders is also selling the Solaris II collection in Stapleton’s next neighborhood, Conservatory Green.   In this series they have 4 floor plans known as the Speer, Merrill, Hale and Belcaro.  The square footage ranges from approximately 1,800 to 2,200 sf not including finished basements which is about a $25k upgrade.  The base prices are in the high $300k’s to lower $400k’s but don’t forget lot premiums and your finish selections which will take you higher in sales price.  Whereas on Solaris I New Town included $20k in allowance at the design center (this means your first $20k in upgrades is included in the base price) it now only includes $10k in the Solaris II collection.  This is essentially a price increase, which doesn’t surprise me because of buyer demand.  They have released one small group of these homes near the corner of 49th Place and Uinta St and they sold out quickly.  Buyers are clamoring for homes in their next release of lots which will be near the intersection of 50th Place and Uinta St.  New Town is not ready to officially release these next lots but I can tell you that it’s very competitive and if you want to purchase one of these you should start to figure out the floor plans and lots you want now.  These floor plans are not yet on-line but send me an email and I can forward you all 4 plans for your review.  Homes are few and far between right now so getting a little ahead of the curve and knowing what you want is key.

The Solaris and Solaris II collections will include solar panels and a prepaid lease as part of the purchase.

New Town’s next single family home series will be called Haven.  These will be built on shallow lots compared to Solaris’s deep lots.  There isn’t a lot of information out about these and currently none of these are for sale.  Initial estimates look like they will start in the mid $300k’s, have 3-5 bedrooms and have 1,800 – 2,100 sf.  More to come on these as information becomes available.

rows In terms of attached homes New Town is building their Central Park Rows.  These are sleek modern town homes that offer starting prices in the low to mid $200k’s.  The plans offer 2-3 bedrooms, 1,166 – 1,560 sf and attached 2 car garages.  They are 3 levels so there are quite a few stairs which may turn off some buyers.  I love the main level which has an open layout with the kitchen/living/outdoor space all together.  They have models of these available at 8306 E 35th Ave Denver, CO 80238 and you can also click here check out the three floor plans on-line.  New Town is building some of these in the Eastbridge neighborhood of Stapleton and they’ll also be building quite a few of these in the Consevatory Green neighborhood North of I-70.  If you are interested in these I’d suggest touring the models, determining which floor plan suits your needs, then looking at where they have that floor plan available (or where it will become available in the near future).  If you want the services of a Realtor (I’d love to help!) don’t forget to bring the Realtor along on your visit to the model homes.  It doesn’t cost you any more money to have a Realtor so you might as well have someone on your side looking out for your needs.  (Not sure how buying and building a new home works…click here for a video series I shot on the building process when we built our New Town home in Stapleton!).  I am not affiliated with any one builder so I’m happy to help buyers find the right home that fits their needs, whether that is a new home or a resale.

NEW TOWN BUILDERS: STAPLETON MARKET UPDATE WINTER 2012

New Town has single family homes from their Solaris collection available in 3 Stapleton neighborhoods; the Bluff Lake neighborhood, the Eastbridge neighborhood and soon to be the South End neighborhood.  I’ll touch on each of those 3 below and then discuss Conservatory Park, the next neighborhood in Stapleton to be developed which will be north of I-70.  (Not familiar with Conservatory Green and how it will be different…click here for  a post about it).

As far as Bluff Lake goes New Town released 8 lots a few weeks ago and they have 5 remaining of the 8.  The remaining ones are the Rosedale, Wellshire (zero energy), Westwood (zero energy), Southmoor, Whittier and Wellshire.  They are on 28th Place near the intersection of Joliet St.  Pricing on these has gone up compared to what they sold these homes for in Central Park West, apparently due to cost increases because of the excavation needs of these lots in Bluff Lake.   The homes are priced in the mid $400k’s and it varies by lot, so each home is uniquely priced.  Not familiar with their models?  Click here to check out the floor plans.

In the Eastbridge neighborhood New Town has 8 lots it just released and 7 are still available.  The homes are across 31st Ave from the Knowledge Beginnings daycare.  On the south side the homes are buffered from Martin Luther King by New Town townhomes that will be built in the future.  These lots are slightly less than the ones over in Bluff Lake and there are 3 Wellshire, 2 Whittiers, 1 Westwood and 1 Berkley available.

In the South End neighborhood New Town will have some homes to sell soon but they are not currently available.  They should be a little less expensive than the Bluff Lake neighborhood pricing.

New Town, like the rest of the builders, will be moving on next to Conservatory Green north of I-70.  They will still offer the Wellshire and Westwood models in addition to two new plans.  One new plan, yet to be named, will be 1,837 sf priced at a base price of $379,900 and the other, also yet to be named, will be 2,043 sf and priced at $389,900.  Overall I’m hearing their sf will be down a little and pricing should be down a little which I’m sure will make some buyers happy.  Most of the builders seem to be saying they are going to bigger homes at higher prices but this doesn’t seem to be true with New Town, at least based on what I’m hearing at this point.  New Town will be lowering its design center allowance from around $20k per buyer to $10k per buyer so that is in essence a $10k price increase.

New Town also has attached product that they offer in Stapleton called the “Central Park Rows”.  Right now they have 4 available for July/Aug 2013 delivery located in front of the Knowledge Beginnings Daycare along MLK Blvd.  (This part of MLK is only one way so the traffic there isn’t as bad as other parts.  It’s also across from the future town center if/when that is built).  In that area they currently have 3 Skyline models and 1 Highland model.  To check out the floor plans click here.  These may be a good fit for someone looking to get into the area in a lower price  point or for someone just looking to live a real low maintenance lifestyle.  The units are 3 stories and they start in the high $100k’s to mid $200k’s.

NEW TOWN BUILDERS: STAPLETON MARKET UPDATE SEPT 2012

New Town is sold out in the Central Park West neighborhood of Stapleton but they do have one Whittier model available in the Bluff Lake neighborhood priced in the high $400k’s.   There are several things to love about this model.  First, this one is a zero energy house, meaning the builder will guaranty that you have no energy bill for the first 2 years.  How can a home have zero energy bills….click here to see how New Town is doing it.  “Zero energy” is actually an option they offer on all their Stapleton homes.  Anyway, back to the Whittier model…it’s the model my family is building in Stapleton so I obviously love it.  My favorite thing about the plan is the courtyard in the middle of the home that has sliding doors to it off the living room and off the kitchen, creating a real easy flow from inside to outside.  My other favorite is it has a big porch and a second floor balcony as well off the upstairs hallway so everyone can enjoy it.  This home is a “dirt start”, meaning you’d have to start from the beginning and completion is around March 2013 (depends on when you start).  To check out the floorplan, pics and info about the Whittier click here.

New Town will have more lots coming in the very near future.  They’ll have more lots below I-70 but shortly after that they’ll be heading North of I-70 with the rest of the builders.

NEW TOWN BUILDERS: STAPLETON MARKET UPDATE JUNE 2012

New Town Builders has been rocking with their sales in Stapleton lately.  They sold out of Central Park West around May and they’ve been selling their Solaris single family home collection well so far in Bluff Lake.  Currently New Town doesn’t have any “spec” homes available, meaning if you want one you’ll have to start from dirt.  As a current client I can tell you they do a good job and they move pretty fast so don’t be discouraged.

Currently in Bluff Lake they have five homes available.  The five homes are comprised of these five models:  2 Wellshire models, 1 Whittier model (the kind we’re building now – obviously we like it), one Berkley model and one Rosedale model.  Not familiar with their models….you can click here to check them out.  Delivery time for these homes would be around January/February 2013.  Even though the delivery date is pretty far out don’t let it fool you…if you want to get a hold of one of these act quick because they are selling fast (and no, I don’t work for the builder, they really are selling fast!)

MARCH 2012 MARKET UPDATE WITH NEW TOWN BUILDERS
